GATE INFORMATION

 

GATE PROCEDURES - It is important to remind members of gate procedures:

 

 - FOB's are the only device for opening the gate.

 

 - Codes are given to an owner for limited access for limited time such as a special event, contractor access or an established and approved hardship. Additionally, codes are given to agencies, departments and companies that provide service and maintain the association.

 

 - Codes are deleted after the needed access is over. Codes do not exist indefinitely nor are they granted on a permanent basis. On 7-16-11 all Mountainside codes were deleted and those that requested codes for legitimate purposes were entered. Riverside was not reprogrammed based on the FOB reader continually failing.

 

 - Codes for general access are not granted because FOBs serve that purpose solely.

 

 - These procedures are in an effort to provide our association a secure environment. Also, it is meant to prevent unfairness such that some members have codes and others must purchase and use FOBs.

 

 - As necessary the gate computer program will be updated. During this procedure codes are updated and FOBs are added or removed. The gate is accessible during this time.

 

 - If you have a gathering and would like a temporary code for your guests we can provide that code for the term of the gathering after which the code will be removed for obvious security reasons.  - If you need to request a code please do so by email and give Troy or Jim two weeks notice for code entry.

 

 - Remember the gate codes are specific to you and you are responsible for the actions of whoever uses them.

 

 - If your FOB is not working at the gate you might have been removed from the system for non-payment of dues/fines. Please check with the Treasurer or Ways & Means Director if this happens.

 

 - If you find the gate in not operating correctly or is locked open please notify a Public Safety Committee member.

 


 

MOUNTAINSIDE REVERSE TRAFFIC GATE FLOW

Our gate system is fully functional following recent maintenance. New "Wind Kits" were installed on each gate to help control future damage caused by localized high winds.

One problem persists that is very wearing on our gate and its internal mechanisms. When cars enter they drive over the ground loop that typically activates the gate for vehicles exiting. As drivers are careful and driving slow as they should they then drive over the ground loop causing the gate to open while it is in transit to closing. This is extremely hard on the system.

We are asking members and their guests to please abide by the Reverse Traffic Gate Flow. Basically this requires cars to enter through the gate and travel left of center to avoid resetting the gate during transit. Cars exiting the association need to cross the sensor so they too are left of center in order to actuate the gate.

Of particular concern is ATV traffic that crosses the ground loop and activates the gate. ATV traffic is required to turn around before the ground loop area. Please refer to the diagram here for more detailed information.

Your cooperation will help prevent damage and control costs as well as minimize the time the gate is open and prevent unauthorized trespassers.

 


 

CODE REQUEST POLICY

 

On 8-6-11 the Board of Directors requested the Public Safety Committee (PSC) provide codes for three reasons which are outlined in the following policy. By-laws Article IX section 4 provides this committee with authority to act in all matters of security. Based on the BOD request the PSC has enacted the following gate code policy which is subject to change without notice.

 

Code Request Policy 11-1 as enacted by the PSC:

 

1. Codes are issued for one of three reasons:

a. Special Event

b. Contractor/Realtor Access

c. Committee Approved Hardship

2. Code requests require two weeks for processing and programming.

3. Code requests require the submission of a Code Request Form to the committee.

4. The code request form can only be submitted  by the owner of record and must be confirmed.

5. Codes will be deleted monthly without notification.

6. It is the responsibility of the member to request a code from the PSC.

7. It is the responsibility of the member to request an extension of a code from the PSC.

8. A code extension will result in a new code being issued.
